Black Bull Midgley

Destination Food Pub

The Black Bull is an ambitious and food focused publicans dream - located in the small rural village of Midgley, the pub is only a 20 minute drive from both Wakefield and Huddersfield. The surrounding neighbourhood consists of mainly comfortable families and mature professionals, so there is ample opportunity to develop a food offer that can make the pub the hub of the local community.

A quality, locally sourced menu coupled with premium drinks would go down a treat at this pub - there is also scope to cater to functions as the space allows for private events also. As an added bonus, there is a partly covered sun terrace - the perfect space for alfresco dining. The catering kitchen on site is large and includes chef's quarters.

Experienced Operator Wanted

Are you a driven operator who has prior experience with a quality food offer? Using your high standards and customer focus, you will develop your business in partnership with Star Pubs and Bars. Due to The Black Bull's proximity to larger cities, the ability to market the pub through social media will be key to its success.

Future Investment: Please note, we are considering a future investment in this pub. If this is the case, the total in going costs and rent will increase and be reflected in a new rent model.

Trading Area & Facilities

Internally, the pub is quite impressive - a high beamed ceiling and traditional fireplaces are complimented by the interior design which is retro with a modern twist. Due to the size of the pub, the space is split into various different sections which would allow for more than one offer or to cater to both private and semi-private events. The catering kitchen on site is large and even includes chef's quarters.

Externally, the building is traditional and well located on the A637. There is ample private car parking and the added bonus of outdoor trading space to both the front and side of the property - some of which is covered.

Private Accommodation

The private accommodation consists of three bedrooms, a kitchen and a lounge.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
