Anchor Great Wakering

Charming Village Pub

The Anchor Great Wakering is near the popular town of Southend-on-Sea which is a resort town on the Thames Estuary in southeast England. The pier is serviced by a small train, a museum and an amusement park with fairground rides and water slides at its shore end which attracts tourists to the area.

The Anchor currently has a strong food offer which includes daytime and evening meals. The aim of the pub is to provide a family friendly setting to cater for visitors with children. Being the only pub or bar in the area with a children's play area, it is a very viable option for parents as a choice of venue to visit.

Experienced Operator Required

We're looking for an experienced operator with the ability to drive trade through marketing skills and experience of driving footfall will also be crucial to attract non-local customers to the pub. You'll also need good knowledge of delivering a strong food offer.

Trading Area & Facilities

The exterior of the front of the site is mostly a conventional pub aesthetic. There are spaces for plenty of hanging baskets to enrich the appearance and kerb appeal. At the back of the pub is a large beer garden with room for lots of seating. There is a children's area in this space also.

In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.

Initial costs for a Fully Repairing and Insuring lease will be higher as rent is invoiced monthly in advance and all fixtures and fittings must be purchased
