Ship & Pelican Exeter

Fantastic Opportunity

The subject of a proposed refurbishment, the Ship and Pelican is located on the main road into the city of Exeter. With a population of around 125,000, this prime corner plot high street location presents a fantastic opportunity to generate income through both passing trade and local residents. The demographic of this area is largely mixed, with both students and suburban families living in the surrounding area, providing excellent trading opportunities to create a mid-week student offer and family friendly offer, emphasising food at the weekends.

The Ship and Pelican is currently successfully trading as a 100% wet-led community pub and has a strong community following through several sports teams and a great drinks offer. The refurbishment planned on this pub will focus on introducing an excellent food offer to compliment the strong community following. Therefore, the planned refurbishment will include a revamp and upgrading of the catering kitchen to accommodate for the 40+ covers in the pub.

Trading Area & Facilities

Internally, The Ship and Pelican has two trading areas consisting of a main bar and a separate function room. The main bar has discrete sections that will allow the pub to cater for both drinking and casual dining. The separate function room has its own bar and a skittle alley and provides an opportunity to generate income through private parties.

The pub features a fully equipped catering kitchen which will be revamped as part of the refurbishment and enough floor space to cater for over 40 covers.

Externally, the pub features a large car park which is a real advantage for a high street pub. There is also a large courtyard that allows outdoor trade in the warmer months.

Private Accommodation

The private accommodation consists of 3 bedrooms, living room, kitchen, bathroom and storage room, and where required there will be appropriate works carried out in line with the Star Pubs & Bars Ready to Trade promise.
