Charming Traditional Pub

The Olympic Hotel is located in Draycott, a village in the Erewash district of Derbyshire. The pub is located on the busy A605 in the middle of a densely populated area that is made up of mixed residential housing. There are only two other pubs within a half mile radius which gives the Operator that takes on the pub an excellent opportunity to become the number one pub in the village.

At the Olympic Hotel, the current offer is mostly drinks led with some basic bar snacks. Star Pubs & Bars are looking to invest in the site. Details of the future offer will be revealed soon.

Passionate Community Pub Operator Required

We are currently looking for a pub operator that can seamlessly embrace the locals and make the site the heart of the community. You will have experience in running events as well as a good knowledge of how a food operation is run.

Trading Area & Facilities

There are two main trading areas within the pub, the first is the restaurant area which has access to the bar that is in the centre of the site. The second is a lounge area which also has access to the bar.

Externally, there are two large patios with seating. The first has concrete flooring and 3 fixed benches. The second is on wooden decking with approx. 7 benches. There is also a large car park which could easily be utilised as space for hosting events.

Private Accommodation

The private accommodation consists of bedrooms, kitchen & bathroom and a lounge and where required there will be appropriate works carried out in line with the Star Pubs & Bars Ready to Trade Promise.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
