Highlander Scarborough

Iconic Scarborough Pub - Multiple Income Stream Business

The Highlander is an 'olde worlde' pub located in Scarborough's premier location overlooking the bay. Scarborough is a popular seaside town sitting on the North Sea Coast in North Yorkshire and is the largest holiday resort on the Yorkshire Coast. It is the 2nd most visited destination in England by British holidaymakers and the pub's location in the heart of the town looking out over the water makes this pub truly special. The pub has a loyal local customer base as well as enjoying good seasonal custom. This popularity means the pub has an established strong trade, enjoying strong barrelage history, circa 300 barrels annually, an extremely popular Sunday carvery and repeat custom for the six en-suite letting rooms and 2 short-term letting flats. The pub throughout the week has a pub classic food offer served alongside a good cask selection and recently had Smart Dispense installed, along with an increased premium drink offer.

Experienced Operator Wanted

This is a unique and unexpected opportunity following the end of the previous lease and we are looking for an experienced operator to take on this hugely successful business, maintain and build on existing trade. You will have the ability to manage a multiple income stream business, alongside good local knowledge and the ability to cater for both the local and tourist customer base.

Trading Area & Facilities

Internally, the Highlander has a well maintained traditional decor with appealing features including an open fire, exposed brick and a whisky display in the ceiling beams, giving the pub a charming, welcoming feel. The pub is a one bar operation with a separate breakfast/dining room and function room downstairs, currently used for the Sunday carvery. There is approximately 62 covers in the bar and 120 covers in the function room.

The pub features six en-suite letting rooms and two short-term letting flats, both with two bedrooms.

Externally, the pub sits in a terraced row with fantastic views over the bay. There is a small outside trading area with picnic benches, which adds extra appeal especially in the summer months.

Private Accommodation

The pub does not have private accommodation, however the current tenant retains one of the two flats for their own use.
