The Five Alls is a popular local pub in the market town of Stockton-on-Tees. It sits within a residential area on the north-west side of the town, beside Bishy Park and alongside a number of local businesses. The pub is enjoyed by the local community, showing live sports and serving a good range of mainstream drinks. The Five Alls is a fantastic opportunity for a new operator who is passionate about being part of the community and keen to drive trade through tasty pub food served alongside an appealing drink range. Trading Area & Facilities

Internally, the Five Alls is spacious with a modern community pub feel. The pub has an open plan layout serviced by one bar, with the bar area including a pool table to the front and a lounge area to the rear. The catering kitchen services 35 covers.

Externally, the Five Alls has a modern painted facade with bright signage. There is a car park to the side and rear and a front patio area for outside trade in the summer months.

Private Accommodation

The private accommodation consists of two bedrooms, kitchen, bathroom, and lounge. Where required there will be appropriate works carried out in line with the Star Pubs & Bars Ready to Trade Promise.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
