Renowned Music Venue - Refurbishment Planned

The Chichester Arms is a mainstream community pub renowned for live music located in the coastal town of South Shields in North East England. The pub is situated just off the town centre, alongside local businesses, the Chichester Metro and residential properties. Currently the pub has a strong regular local following, as well as attracting those from further afield for the live music.

Star Pubs and Bars is planning to refurbish the Chichester Arms and post refurbishment the pub will be transformed into a premium local with the opportunity to introduce a simple tasty food offer, served alongside an extended premium drink offer, including cocktails and improved wine selection. The introduction of Live Sports will also be key to driving trade. The repositioning of the pub is intended to make the Chichester Arms the go to bar in the area, as well as being a top spot for live music.

Experience is beneficial, but not essential! You must have a welcoming presence, the ability to promote the pub and an ability to drive trade through live music and sport.

Trading Area & Facilities

Internally, the Chichester Arms has a well maintained brightly coloured decor with mixed seating surrounding the C shape bar. The pub is split into three areas, including a main bar area with a small raised stage, games area with a pool table and lounge area.

Externally, the pub has a brightly painted facade, which combined with its corner location makes it stand out. There is no car park, but the pub does benefit from an enclosed beer garden to the rear, which adds extra appeal in the summer months.

Star Pubs and Bars are planning a refurbishment of the Chichester Arms, which once complete would see the pub showcase a refreshed, contemporary decor complete with new or revamped fixtures, fittings and soft finishes throughout. The outside will also benefit from a new lighting & signage scheme.

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process. Where a significant investment is made in a pub by Star Pubs & Bars, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).

Private Accommodation

The private accommodation consists of three bedrooms, lounge, kitchen and bathroom. Where required there will be appropriate works carried out in line with the Star Pubs & Bars Ready to Trade promise.
